Drive Ronald Reagan Boulevard on a Saturday morning right now and the shoulder tells the story before the storefronts do. There's a fresh curb cut at 19389, a striped lot behind a covered patio, and a line of families waiting for a table at First Watch that didn't exist a year ago. Two miles south, a shell at 15181 is getting its plumbing rough-in for a fusion cafe. Another mile down, cranes at Gateway 29.

If you already live in Leander, you don't need anyone to tell you the city is growing. What's harder to see from behind the wheel is the shape of the growth. This year, that shape has become specific enough to name.

The spring that changed the daytime map

For a long time, weekend breakfast in Leander meant a chain diner or a drive south. That changed in a six-week window.

First Watch opened April 13 at 19389 Ronald W. Reagan Blvd, Suite 500, in a 4,000 square foot space that seats 168 and includes a covered patio and an interior bar. The kitchen runs without heat lamps, microwaves, or deep fryers, and the restaurant closes at 2:30 p.m. daily on a one-shift, no-night model. That last detail matters more than it sounds. It signals an operator betting on Leander's daytime population, not on destination dining after 7 p.m.

Willie's Grill & Icehouse quietly opened its Leander location in late March, joining existing Houston-based sister stores in Kyle, Pflugerville, College Station, and Georgetown. Zeytun Mediterranean Grill opened March 24 in the former Aparacios space, with owner Arash Soofiani building the concept around Persian and Italian culinary training done in Florence. Pizza Depot, the Canadian franchise that took months of "coming soon" signage, finished its multi-tenant buildout along Ronald Reagan and started serving its Chili Mango and Chicken Peri Peri pies to actual customers in May. Crave Cookies opened at Gateway 29 the same month.

None of these are destination restaurants pulling from Austin. They are neighborhood daytime concepts, sized for the household in the next subdivision over.

What Gateway 29 is actually doing

The tenant list at Gateway 29, the shopping center rising at the southwest corner of State Highway 29 and Ronald Reagan Boulevard across from the H-E-B-anchored Bar W Marketplace, is worth reading carefully. Nearly 20 businesses are planned. The dining slate includes Hopdoddy Burger Bar, First Watch, Einstein Bros. Bagels, Tumble 22 Hot Chicken, Gyro Republic, Crave Cookies, Handel's Homemade Ice Cream, and Black Rock Coffee Bar. Health and wellness tenants include ATI Physical Therapy, DECA Dental Group, Aurora Medical Spa, Zara Nail Bar, and Salon Lofts. Service and retail includes Verizon, Eyemart Express, Petbar, Water Wings Swim School, and a Food|BOX convenience store with fuel.

Notice what's missing. There's no anchor department store. There's no big-box grocery. There's no hardware. This is a center designed around what a household needs between the school run and dinner. Bagel in the morning, dental cleaning at 10, dog groomed at 11, swim lesson at 4, ice cream after. Openings are expected to begin rolling out through 2026, with Hopdoddy's Gateway 29 construction projected to wrap in late June.

What's still on the calendar for the rest of 2026

Several projects have committed dates now, which is a change from a year ago when most of these existed only as filings. Here's a snapshot of what's specifically expected to open or break ground before the end of 2026, based on state permit filings and operator confirmations reported by Community Impact, the Williamson County Sun, and Local Eats.

A couple of these deserve a second read. Sheels is the outlier. This is a specialty retailer whose stores function as regional attractions, with 32 locations nationwide and only one other Texas store to date. Putting the second one at 750 County Road 180 in Leander tells you something the median price of a home doesn't. It says a national retailer's site selection team ran the drive-time isochrone for Williamson, Burnet, and Travis counties and decided Leander was the pin. That's a data point about where the metro is actually filling in.

The other one worth noting is Shops at Ronald Reagan, a 20,000 square foot two-building project from general contractor Sravanth Poreddy of August Construction. About 60% of units were pre-leased at groundbreaking, including a dental practice and an Indian cuisine concept. Phase II sits at 14601 Ronald Reagan Blvd, parallel to a 44,000 square foot indoor sports club. If you have kids in club soccer or volleyball, that address is going to matter.

Northline is where the center of gravity is moving

While the corridor infills, something more interesting is happening two miles south, between 183A and US 183, just north of Leander Station and Austin Community College's San Gabriel Campus. Northline, a 116-acre, roughly $1 billion mixed-use project, spent years as an architectural rendering. This year it stopped being one.

The first 85,000 square foot retail phase, led by Austin-based Endeavor Real Estate Group (the firm behind The Domain and Southpark Meadows), is under construction along the 183A toll road. Slate Real Estate Partners' Gramercy at Northline apartments, 343 units across multiple buildings with a clubhouse, pool, coworking space, and game lawn, is complete and leasing. The Brownstone at Northline townhomes from Novak are available for purchase, and Drees Custom Homes has signed on as the next townhome partner. Northline Circle Civic Space now has its first public art installation, "Cascade" by Agustina Rodriguez, inspired by Central Texas waterfalls.

The bigger news came on February 10. Leander City Council approved an economic development agreement with Northline Leander Development Company and St. John Properties, including a $4 million city loan for a 95,000 square foot commercial office building, reported by Community Impact. The city will lease about 40,000 square feet of that building for 10 years, using it for expanded city offices, Leander City Council chambers, and a future new city hall. The building is scheduled to be complete in 2027. The city also retained the option to buy nearby land for a permanent city hall.

Read that vote carefully. It commits the civic center of Leander to a specific address that is not Old Town. The city has said it will evaluate reuse of the current Old Town City Hall site while prioritizing keeping Old Town active, but the direction of travel is clear. Ten years from now, a Leander resident sending a check to the water department or attending a council meeting will drive to Northline, not to the historic square.

The pattern underneath all of it

Pull back and the map has a logic. The Ronald Reagan corridor is filling with daytime, family, and service concepts, priced for weekday use and sized for the household in the next neighborhood over. The 183A corridor at Northline is doing something different: it's building a downtown where the city's civic functions, its rental population, and its walkable retail can concentrate. The New Hope Hub project at 1605 E. New Hope Dr., anchored by Pinthouse, Salt Traders Coastal Cooking, and Day Maker Half Day Cafe from the Jack Allen's Kitchen team, is scheduled to break ground in September 2026 and delivers a third concentration on the Cedar Park border.

If you already own a home in Leander, this is why the "growth" conversation you keep having with visiting family sounds too general. Growth here is not a wave. It's three specific spines. Ronald Reagan is the daily errand spine. 183A at Northline is the civic and multifamily spine. New Hope is the border spine into Cedar Park. Everything opening this year sits on one of the three.

That has real consequences for the next few years. Homes closer to Gateway 29 and Bar W Marketplace pick up the walking-distance amenities first. Homes clustered around the Leander Station transit stop and ACC's San Gabriel Campus get a walkable downtown they didn't have. Homes along New Hope get a brewpub and a coastal seafood restaurant within driving distance of their front door. Not every part of Leander is on one of those three spines, and that geography is going to matter more, not less, as the corridor fills in.

If you're paying attention to the map

The next twelve months in Leander are going to move fast. Sheels alone will shift Saturday traffic patterns north of University. Chuy's opening will pull dinner crowds off I-35. The Tim Hortons on Hero Way is going to change the morning drive for anyone commuting south to Cedar Park. And the office building at Northline is going to break ground on what a lot of longtime residents will eventually think of as the city's new front door.
